Site Requirements
Customers are responsible for ensuring:
A suitable level base is prepared before installation
Clear and safe access is available
Any planning permissions required have been obtained
Suitable bases include:
Concrete slabs
Paved bases
Properly constructed decking
Where a Bearer Platform is supplied, the ground must be level and stable.
Failure to provide suitable site conditions may result in installation delays or additional charges.
Timber Buildings
Our timber buildings are supplied with an initial treatment where applicable.
Customers are responsible for:
Applying further protective treatment shortly after installation
Ongoing maintenance of timber products
Natural timber is a living material and may experience:
Minor movement
Shrinkage
Expansion
Knots
Surface cracking
These characteristics are not considered defects.
Warranty
We take pride in the quality of our products and workmanship.
Any warranty offered applies only when:
Products are properly maintained
Installation instructions are followed
Buildings are installed on a suitable base
Damage resulting from misuse, neglect, extreme weather, or lack of maintenance is not covered.
Cancellations & Returns
Customers should contact us as soon as possible regarding cancellations.
Because many products are manufactured to customer specifications, cancellation and return rights may be limited once production has begun.
Nothing in these Terms affects your statutory rights under UK consumer law.
Limitation of Liability
To the fullest extent permitted by law, Andrew Dams shall not be liable for:
Indirect or consequential losses
Loss of profits
Loss of business opportunities
Delays caused by circumstances beyond our control
Our total liability shall not exceed the value of the goods or services supplied.

Our Promise & What We Require From You
We aim to provide you with a top-quality shed or summerhouse and service that suits your needs. To achieve this, it’s a two-way street.
We often give customers a firm delivery date up to two months in advance, and 99.9% of the time, we fulfil our commitment. High winds and occasional snow are our only challenges.
Our promise to you is to produce a top-quality shed that will last for years. Our Stamford show model in the yard has been on display since 2010 and still looks like new!
We require the following:
- A firm, level, flat base, such as slabs or concrete.
We can supply a “bearer platform” instead, which provides an easily levelled base for a fraction of the cost. Please ask or find it on our website. - Clear access into your garden without any height restrictions, such as bars across gates.
Your 12×8 shed will have a floor 12’ long and 8’ high when we’re carrying it.
Our pricing and work schedule are based on the assumption that your property is a “normal” estate house or garden in Lincolnshire, meaning it’s flat.
If your property is on a hillside, in the centre of a terrace or you have a 5-acre garden, please let us know. It’s unlikely we’ll ask for any more money, but we need to allocate enough time to avoid disappointing the customer at the end of the day. - If you don’t have the capability to construct your base, please hire someone to do it. We need a bubble in the centre of your spirit level.
- Someone responsible must be on site when we erect the shed to inspect and sign off the building. This is very important, we want our customers to be happy with the end result once installed.
- If you have animals, please ensure our installation team are not walking around in their waste.
- We will guarantee any problems with the shed that result from our manufacturing process, but this does not include the natural movement of timber during seasonal weather.
Therefore, it’s likely that a number of customers will experience doors that need planing in the winter due to damp. A door planed in the first winter typically doesn’t need re-planing in future years. Expansion will occur with the damp regardless of how long the shed has been standing, whether it’s been erected two weeks or ten months. Your building has been dip-treated with PROTEK’s best quality treatment; we recommend retreating it before the first winter, with a quality preservative. We recommend Protek Royal Exterior, we sell this on site.
